The Land Use Bylaw 1318 of Municipal District of Wainwright is comprised of the general rules and definitions, land use rules for each designation (zoning), and present land use designation maps. The purpose of this bylaw is to control the use and development of land and buildings within the Municipality to achieve the orderly and economic development of the land.

The MD of Wainwright's Land Use Bylaw is available at the MD office for reference or purchase, or for download below.

Development means:

1. An excavation or stockpile and the creation of either of them; or
2. A building or an additions to, or replacement of, repair of a building and the construction of place or any of them in, on, over or under land, or
3. A change of use of land or a building or an act done in relation to land or a building that results in or is likely to result in a change in the use of the land or building, or
4. A change in the intensity of use of land or a building or an act done in relation to land or a building that results in or is likely to result in a change in the intensity of use of the land or building.

When applying for a Development Permit, the land use rules for the appropriate land use designation should be consulted.

Applications for Development Permit are available at the MD office or download application. A fee of $30.00 must be paid by cash or cheque at the time of application.

The MD of Wainwright is not an accredited agency for the Alberta Safety Codes. The Alberta Municipal Affairs is responsible for building, electrical, gas and plumbing permits pursuant to the provincial Safety Codes Act. They have authorized agencies that issue permits and provide compliance monitoring within the MD of Wainwright.

Business License

The MD of Wainwright does not require businesses located within the MD of Wainwright to obtain a municipal permit or business license. It is recommended that anyone wishing to start a business contact the office with the business name and location, so that it is on file for economical and promotional activity within our area.

Any new structures located on a property in relation to a business will require a development permit.

 

2009 Development Officer's Annual Report

2009 saw a decline in activity throughout the municipality, there were 71 development permits issued with a total dollar value of $7,608,400.00. There were 28 new homes and 31 other developments. The most significant for our long-term outlook were the two test sites that are being assessed for commercial scale Wind Energy Power Generation.

The Provincial Government issued 41 drilling permits throughout the municipality and the municipality granted 16 pipeline road-crossing approvals during 2009.

During 2009 the MD received 22 applications for subdivision, of those 20 have been approved.

The MD would like to remind all residents that all houses and residential garages built within the MD of Wainwright require a Development Permit. Development Permits are required for all development on parcels of 80.0 acres or less. If you have any questions regarding development, please our contact us.

Alberta Municipal Affairs is responsible for issuing Building, Electrical, Plumbing and Gas and Private Sewer Systems within the MD of Wainwright. A list of accredited Inspection Agencies/Companies designated by Municipal Affairs to issue permits and conduct inspections is available at our office.
